Our Inventory Reports Include As Standard:
Inventory Report (IR)
Inventory reports are a full written report demonstrating the condition of a residential property prior to the beginning of a tenancy. They are designed to give a comprehensive and unbiased guide of the condition of a property so that when the tenancy ends the property can be re-inspected and damages can be assessed and reported fairly and accurately. IR’s generally include internal and external areas, photographs, meter readings, key logs, cleanliness ratings and a full break down of contents, features and fittings. Should there be a dispute over deductions from a security deposit due to damages the report can be submitted as evidence. Although IR’s are not legally required they are highly recommend as without documented evidence it is unlikely deductions for damages will be approved by a deposit scheme such as the TDS (Tenancy Deposit Scheme).
Mid Tenancy Property Inspection (MTPI)
Mid tenancy property inspections are completed at 3-6 month intervals during a tenancy. However MTPI’s can be scheduled at any time to investigate specific issues or causes of concern. An MTPI contains photos of the internal and external areas of a property detailing any maintenance issues reported or not reported by a tenant. Factors also logged on MTPI reports are cleanliness, pets, evidence of smoking, damages or any other breach of the tenancy, such as sub-letting.
Check Out Report (COR)
Check out reports accurately document the condition of a property at the end of a tenancy. The intention being to highlight the comparison of a property to the initial IR (taken at start of tenancy). Therefore COR’s generally contain photos and descriptions of any damages to a property deemed unreasonable and caused by misuse by the tenant. Key logs, cleanliness ratings, general photographs and meter readings can also be provided. COR’s are equally as important as an inventory report as both can be used as evidence should deductions need to be made from a deposit due to damages.

I founded One Stop Inventories Ltd on the belief that more landlords, agents and tenants could benefit from a professional, attentive and competent inventory service.
Having worked in the industry for years I see how important the inventory process is and how often it is overlooked. Without a comprehensive schedule of condition and a thorough check out report, it is highly unlikely a claim for damages from a security deposit will be authorised by the applicable tenancy deposit protection scheme should there be a dispute between parties. Every claim needs to be supported with sufficient evidence to prove damages occurred through misuse during the contracted period of the tenancy.
Unfortunately there is currently still minimal requirements or guidance for property inventory companies. No background experience or qualifications are legally required. Consequently this leaves the industry open to untrained and inexperienced clerks who don’t understand the importance of the service and as a result don’t produce reports up to the required standard. This regrettably results in unsuccessful claims for damages which can lead to further legal issues and unnecessary stress during an already stressful period.
I created One Stop Inventories Ltd in early 2020 after many years of working as a full time resident inventory clerk for one of the largest independent agents in the UK. I saw the demand for a professional inventory company in the industry and after years of training and development I truly believed more agents and landlords could benefit from the service I was providing. Since then I have successfully trained a small team of professional inventory clerks who are competent and knowledgeable about the inventory process.
